A Guide to Seymour Subdivisions

The information on the number of homes in a particular subdivision comes from the Public Courthouse Records. Information on the number of homes sold and the low and high sales prices comes from the Knoxville Area Association of Realtors Multiple Listing Service and/or the Public Courthouse Records. Links to homes currently for sale in each subdivision return all available homes in the KAAR Multiple Listing Service regardless of the listing agency. This information is deemed to be reliable but is not guaranteed.

While I am more familiar than most people with the area subdivisions, I can not be an expert on all of them. If you live in a Seymour Subdivision and would like to contribute a description of your subdivision I would be grateful.

Amber Meadows is a small, one street subdivision with newer homes. Construction began around 2002 or 2003. The homes are mostly Rancher or Two-Story and range from about 1400 square feet to just over 2000.

Subdivision: Bays Mountain Country Club Est

A Seymour Classic, most of the homes in this subdivision were built in the 1970's. Some homes adjoin the golf course and/or have mountain views. Many lots have retained the older trees for a peaceful, woodsy feel. Some new construction homes were built in 2006.

Bella Vista Subdivision is the latest offering by Builder Larry Garner. Known for his quality of construction and reasonable prices, Larry has built numerous homes in Seymour. His latest development off North Rogers Road promises to be his nicest yet! A very limited number of home sites are available starting around $290,000. This subdivision offers mountain views, pleasant scenery, and sidewalks throughout the development for the convenience of residents.

Located on the Blount County side of Seymour, Carolyn's Woodland Estates is not your typical subdivision. All homes have lots with well over an acre of land. This was once a thin strip of old growth forest and many of the trees remain. A good place to watch wildlife, dozens of species of birds as well as squirrels and rabbits frequent the area. Occasionally deer and wild turkeys make an appearance. Mountain views, a woodsy feel, and 30 seconds from your driveway to a major road (US 411) make this a great place to call home.

Cherokee Hills was one of the first large residential developments in Seymour. Many of the homes were built in the mid 1970's, but new construction has continued throughout the years. A few new homes have been built since 2005. This is a well established subdivision with good price stability and continued, measured appreciation.

Covington Place is a newer subdivision with plenty of lots yet to be built on. Located near the newest public school to be built in the area, it is near the middle of Boyds Creek Highway with pretty quick access to Highway 66 and Downtown Sevierville. Existing homes vary from around 1700 - 2600 square feet. New homes should be available over the next few years.

Many of the homes in Crispwood Subdivision were built in the early to mid 1970's. There are a wide variety of home styles and sizes here, but the majority are around 1600 square feet. Located off of Old Sevierville Pike, Crispwood is relatively near the Seymour Schools. Some new construction began in 2005, and these newer homes are generally larger than the older homes.

The Farm at Davis Hollow was one of many new subdivisions that began development around 2000. The subdivision is located within a couple of miles of Seymour Schools and is in a fast growing section of Seymour. This is a small development consisting of only 3 streets and very nice homes.
This is a quiet subdivision with protected access from North Knob Creek Road and Tittsworth Springs Rd. A friendly neighborhood where we watch out one for another. We are seeing some growth in the area. Easy access to shopping, Sevierville, Gatlinburg, Maryville and Knoxville. Far enough away from Knoxville proper yet an easy drive to anywhere. Dogwood Hills is relatively large subdivision that is still being developed. It is located near the newest Seymour School building off of Boyds Creek. There are a wide variety of home sizes ranging from about 1600 square feet to well over 2000. Tax records indicate that there are plenty of remaining lots yet to be built on.

Most of the homes in Eagle Den were built in the 80's and 90's. Many of the homes are around 1200 square feet, but there is some variation. Eagle Den is just off Boyds Creek Highway and adjacent to the Seymour Public Schools. Traffic in the immediate area of the schools gets very heavy when school lets out.

A prime piece of real estate off of Boyds Creek and McCleary Road, this former pasture and woodland saw the first home constructed in 2004. Notable Seymour Builders Larry Garner and Kenny Guffey constructed some of the homes. Existing homes are all over 1800 square feet but many are much larger. With around 30 lots yet to be built on there will be future opportunity to buy new homes in this subdivision. Lots range from level to gently rolling and some retained the older trees. Exterior construction is mostly brick although at least one Log Cabin Style Home graces this subdivision.

Emerts Crossing is a relatively new subdivision that began development around 2000. There are very few vacant lots still available. The subdivision is located off Boyds Creek Highway within about one half a mile of Seymour Schools. Some of the properties back up to a man made pond that I've seen people catch fish out of. This is a nice family community with most homes around 1400 square feet.

Foothills Estates spans both sides of Chapman Highway (US 441), with the majority of homes on the right side of the highway if you are heading south. Construction began in 1979 and continued gradually even after 2000. There remain about 30 lots that could yet be developed. Homes range in size from about 1100 square feet to over 3800. The homes on the left side of the highway going south are in a more wooded environment and the terrain is a bit more steep.

Subdivision: Fox Creek

Fox Creek is located near the public schools in Seymour. Construction began in the late 1990's and continued through 2003. The subdivision has only one street with no through traffic, so it is child friendly. Trees border the back sides of the homes on both sides of the street giving this subdivision a woodsy feel. I have seen deer in the bordering woods and would not be surprised if wild turkeys frequent the area. Newer subdivisions, such as Bella Vista, are being built near this area.

Construction began in Fox Run in 2000 and continues today with only about 12 lots yet to be built on. Home sizes range from about 1300 square feet to nearly 4000, though most homes are about 1900 square feet. This is a nice, small subdivision in a growing area on the Blount County side of Seymour. Several newer subdivisions have been developed in this area.

A subdivision by Larry Garner that began construction around 1999. Homes range in size from about 1500 to over 3000 square feet. It has a convenient location with quick access to the schools, grocery stores, banks, public library, and restaurants. Most of the homes are two story and many have a Bonus Room over the Garage. Garners Landing is adjacent to Crispwood Subdivision.

Hagood Acres was originally developed by my Uncle, Jesse Cook, in the mid 1990's. This is a small, single street subdivision on the Blount County side of Seymour. Most of the homes are around 1900 square feet of finished living area plus a two-car garage, although a couple of the homes are around 2300 square feet and at least one of the homes has a three-car garage. This subdivision is located off Hinkle Road which intersects Burnette Station and US 411. Hagood Acres is located near Hidden Valley and Hinkle Estates Subdivisions.

Hidden Valley Subdivision is just inside Blount County and borders Cherokee Hills and Hinkle Estates Subdivisions. Most homes were built in the early to mid 1970's. The 1990's were not kind to this development as some homes fell into disrepair and a few became foreclosures, which is rare in Seymour. Fortunately, some local investors bought the foreclosures and updated them nicely. Hidden Valley is now improving, and you can get a lot of home for the money here. Homes range from single level Ranchers with just over 1000 square feet to Split Foyers with about 1800 square feet.

High Chapparal Subdivision has an excellent location in Seymour near local shopping, restaraunts, dry cleaners, public schools and the Seymour Library. Most of the homes were constructed in the mid 1970's and are between 1500 - 1800 square feet, although there is some variation due to the number of homes. You can find Ranch Style, Basement Ranchers, Split Foyers and some modern designs in this neighborhood. This is a great place to buy because of the location and modest prices. High Chapparal is located near Crispwood Subdivision.

Hinkle Estates is a relatively large subdivision on the Blount County side of Seymour. This is a mature development with noticeable price differences depending on which side of Hinkle Road the homes are located. Homes range from average design and extremely affordable to upscale with lots of amenities. Some sections retained plenty of trees for more privacy than you might expect in a subdivision. Some new construction began in 2005 and continues into 2006.

Construction in Indian Heights began in the early 1970's and continued through the late 1990's. A few vacant lots remain so it is possible that brand new homes could still be built. The subdivision has a good location near public schools and the intersection of Boyds Creek Highway and Chapman Highway (US 441). There is a good deal of variation in home sizes with some below 1000 square feet and some over 3000, though many homes are in the 1400 - 1800 square foot range.

Majestic Meadows is one of Seymour's newest subdivisions, home construction started in late 2004 or early 2005. It is located on a booming section of Boyds Creek Highway and is between the old and new school buildings. These are upscale homes on rolling, former pasture land with nice views. Phase II of the subdivision was auctioned off in late 2005 and will add to the originally proposed 101 home sites.

Subdivision: Meadowlake Estates

Meadowlake Estates is in a very desirable area off Boyds Creek Highway and near the public schools. The first homes were built in 1999 and some construction continues with around 34 lots yet to be built on. This subdivision borders Emerts Crossing, and some homes have access to the man-made pond. Homes range in size from about 1300 to 3300 square feet. Most lots are level to gently rolling and some of the older trees were retained in some sections of the subdivision. The back end of the subdivision is sometimes referred to as The Meadows.

Newell Village consists of two different developments, one being stand alone homes and the other consisting of condominiums. The homes range from about 1500 - 2300 square feet while the condos range from about 1300 - 2300 square feet. The subdivision is located right off Chapman Highway (US 441) and is near the intersection of Chapman Highway / Boyds Creek / US 411. The condos were built around 1995 while the homes were started in the mid 1980's.

Otha Anna Subdivision is in Blount County and is on the border of Seymour. Some of the homes have a Seymour Address while others have a Walland Address. Construction began around 1999 with new homes still being constructed. Very few vacant lots remain. The homes are nicely spaced with some having about one-half an acre and some lots being 5+ acres. If you know the back roads you can be to Townsend pretty quickly, and it's only about 15 minutes to Maryville. Homes range in size from about 1600 to over 3000 square feet.

Richview Acres is a modest, well-kept subdivision in an excellent location. Many of the homes were built in the mid 1970's and are around 1500 square feet, though a few go over the 2000 mark. Homes rarely become available in this subdivision, only 6 have sold through the KAAR Multiple Listing Service since 1998. Several upscale subdivisions have been built around Richview Acres.

Smoky Hills is an upscale subdivision on the Blount County side of Seymour. Homes range from about 1500 square feet to well over 3000. The homes have oversized lots for a subdivision, with the smallest being an acre and a few having 2-4 acres. Around 22 lots remain in this subdivision with some construction on these lots already underway. If you want to be in a subdivision without being stacked on top of your neighbors consider Smoky Hills.

Van Gilder and Boon Docks Subdivisions are so entwined that they are difficult to distinguish. This is my kind of subdivision, the developer did not clear cut and raze the land before building nice homes. Much of the subdivision retained the trees and natural beauty that make Seymour a great place to live. Many of the homes include a good amount of acreage which varies from mostly level, gently rolling, to steep. It is located near Seymour Schools but convenient to Highway 66 and Sevierville. Homes range in size from modest to very large.

Subdivision: Woodland Hills
