Located on the Blount County side of Seymour, Carolyn's Woodland Estates is not your typical subdivision. All homes have lots with well over an acre of land. This was once a thin strip of old growth forest and many of the trees remain. A good place to watch wildlife, dozens of species of birds as well as squirrels and rabbits frequent the area. Occasionally deer and wild turkeys make an appearance. Mountain views, a woodsy feel, and 30 seconds from your driveway to a major road (US 411) make this a great place to call home.

The Farm at Davis Hollow was one of many new subdivisions that began development around 2000. The subdivision is located within a couple of miles of Seymour Schools and is in a fast growing section of Seymour. This is a small development consisting of only 3 streets and very nice homes.

This is a quiet subdivision with protected access from North Knob Creek Road and Tittsworth Springs Rd. A friendly neighborhood where we watch out one for another. We are seeing some growth in the area. Easy access to shopping, Sevierville, Gatlinburg, Maryville and Knoxville. Far enough away from Knoxville proper yet an easy drive to anywhere. A prime piece of real estate off of Boyds Creek and McCleary Road, this former pasture and woodland saw the first home constructed in 2004. Notable Seymour Builders Larry Garner and Kenny Guffey constructed some of the homes. Existing homes are all over 1800 square feet but many are much larger. With around 30 lots yet to be built on there will be future opportunity to buy new homes in this subdivision. Lots range from level to gently rolling and some retained the older trees. Exterior construction is mostly brick although at least one Log Cabin Style Home graces this subdivision.

Emerts Crossing is a relatively new subdivision that began development around 2000. There are very few vacant lots still available. The subdivision is located off Boyds Creek Highway within about one half a mile of Seymour Schools. Some of the properties back up to a man made pond that I've seen people catch fish out of. This is a nice family community with most homes around 1400 square feet.

The homes on the left side of the highway going south are in a more wooded environment and the terrain is a bit more steep.

Fox Creek is located near the public schools in Seymour. Construction began in the late 1990's and continued through 2003. The subdivision has only one street with no through traffic, so it is child friendly. Trees border the back sides of the homes on both sides of the street giving this subdivision a woodsy feel. I have seen deer in the bordering woods and would not be surprised if wild turkeys frequent the area. Newer subdivisions, such as Bella Vista, are being built near this area.

Hagood Acres was originally developed by my Uncle, Jesse Cook, in the mid 1990's. This is a small, single street subdivision on the Blount County side of Seymour. Most of the homes are around 1900 square feet of finished living area plus a two-car garage, although a couple of the homes are around 2300 square feet and at least one of the homes has a three-car garage. This subdivision is located off Hinkle Road which intersects Burnette Station and US 411. Hagood Acres is located near Hidden Valley and Hinkle Estates Subdivisions.

Hidden Valley Subdivision is just inside Blount County and borders Cherokee Hills and Hinkle Estates Subdivisions. Most homes were built in the early to mid 1970's. The 1990's were not kind to this development as some homes fell into disrepair and a few became foreclosures, which is rare in Seymour. Fortunately, some local investors bought the foreclosures and updated them nicely. Hidden Valley is now improving, and you can get a lot of home for the money here. Homes range from single level Ranchers with just over 1000 square feet to Split Foyers with about 1800 square feet.

High Chapparal Subdivision has an excellent location in Seymour near local shopping, restaraunts, dry cleaners, public schools and the Seymour Library. Most of the homes were constructed in the mid 1970's and are between 1500 - 1800 square feet, although there is some variation due to the number of homes. You can find Ranch Style, Basement Ranchers, Split Foyers and some modern designs in this neighborhood. This is a great place to buy because of the location and modest prices. High Chapparal is located near Crispwood Subdivision.

This is a mature development with noticeable price differences depending on which side of Hinkle Road the homes are located. Homes range from average design and extremely affordable to upscale with lots of amenities. Some sections retained plenty of trees for more privacy than you might expect in a subdivision. Meadowlake Estates is in a very desirable area off Boyds Creek Highway and near the public schools. The first homes were built in 1999 and some construction continues with around 34 lots yet to be built on. This subdivision borders Emerts Crossing, and some homes have access to the man-made pond. Homes range in size from about 1300 to 3300 square feet. Most lots are level to gently rolling and some of the older trees were retained in some sections of the subdivision. The back end of the subdivision is sometimes referred to as The Meadows.

The subdivision is located right off Chapman Highway (US 441) and is near the intersection of Chapman Highway / Boyds Creek / US 411. The condos were built around 1995 while the homes were started in the mid 1980's.

Otha Anna Subdivision is in Blount County and is on the border of Seymour. Some of the homes have a Seymour Address while others have a Walland Address. Construction began around 1999 with new homes still being constructed. Very few vacant lots remain. The homes are nicely spaced with some having about one-half an acre and some lots being 5+ acres. If you know the back roads you can be to Townsend pretty quickly, and it's only about 15 minutes to Maryville. Homes range in size from about 1600 to over 3000 square feet.

The subdivision is in a quiet area with many of the home sites having spectacular mountain views. Home sizes range from around 1700 to well over 4000 square feet. A handful of lots are still vacant, with new construction continuing into 2006. Homes have rarely come up for resale in this desirable subdivision.

Van Gilder and Boon Docks Subdivisions are so entwined that they are difficult to distinguish. This is my kind of subdivision, the developer did not clear cut and raze the land before building nice homes. Much of the subdivision retained the trees and natural beauty that make Seymour a great place to live. Many of the homes include a good amount of acreage which varies from mostly level, gently rolling, to steep. It is located near Seymour Schools but convenient to Highway 66 and Sevierville. Homes range in size from modest to very large.
