The information on this site is provided to assist the prospective buyer or seller in making an educated and informed decision concerning real estate transactions in the local markets of Seymour, Knox, Blount and Sevier Counties. This site is designed by and is a product of Chuck Cook. Having earned a degree in Computer Science prior to my move into real estate, I decided to use my background in web development to my own benefit and to the benefit of my Clients, Customers, and the general public. I have spent countless hours developing the site and it is always a work in progress.

I write all my own html code using a fantastic program called Arachnophilia. Arachnophilia is a CareWare program, which ties in nicely with the nature of this site in that it is offered freely to everyone with only minor stipulations. All I ask of visitors to my site is that they use the information provided to their own advantage and that they not take my original content without permission. I also appreciate any feedback that would assist me in improving the site for the end user. When possible and when requested, I attempt to turn visitors to my site into Clients and Customers. Real Estate is, after all, how I earn my living.

Choosing to create this web site myself was not entered into lightly. I knew that developing a useful site that I could be proud of would be a huge commitment of time. I visited dozens of other real estate sites and, with few exceptions, found them to be nearly useless clones of one another that demanded information from the visitor before providing any meaningful information. This is true for a very simple reason; most real estate agents do not have the skill and/or desire to develop a web site. So, they turn to a handful of companies that charge ridiculous prices for cookie-cutter, templated sites that all offer the same basic information. This, to me, was intolerable. The few sites that I found that were well designed were created by web development companies that charged thousands of dollars for their services. Finding both these options untenable I decided to design my own site.

No personally identifiable information is collected from this site without the knowledge of the user, which may occur if you fill out a form to request certain information. I never require a user to submit more information than I need to deliver any requested information. This means in most instances I only request your name and an email address, since email is the method I use to deliver such information. Certain other information may be required in some instances, such as when requesting a Competitive Market Analysis, since it would be impossible for me to perform the service without knowing basic information about the property. I do, however, make it possible for the user to supply me with additional information that they feel comfortable disclosing.

I do collect other non-personally identifiable information from visitors to assist me in site development. This information includes, but is not limited to:
1) The day and time of the visit, and the length of the visit
2) The browser and operating system of the user
3) All files downloaded from my site by the user
4) The path of the visitor through my site
5) The general location of the visitor such as city, state, and country
6) The Internet Service Provider of the visitor
7) Search Engines that refer visitors to my site and the search strings used

The above information is captured automatically by my hosting provider and is delivered to me in the form of raw log files. I use WebLog Expert to analyze this data. This allows me to be aware of how useful individual pages of the site are to the visitor. Basically, when you click on a page in my site you are "voting" for it. I look carefully at pages that do not get many "votes" and either adjust the content or remove the page.  

Of particular interest to visitors that may be considering selling a home or property is how users locate my site. I am pleased to report that this site is readily accessible and high-ranking in several search engines across a wide range of search phrases. After all, if you are selling a home it does no good for your real estate agent to have a web site if no one can find it. What, you might ask, does the acreage of Cedar Point in Sandusky, Ohio have to do with a real estate web site for Seymour, Tennessee? Well, as it turns out I am a big fan of roller coasters. I mention Cedar Point on the About Chuck page because it is my favorite amusement park. I guess my mention of Cedar Point coupled with references to acreage in other places on my site made Mr. Jeeves think I was a source for this information.
