I've decided to purchase a Virtual Tour to help market my home. How do I pay you? I accept cash or check. I will schedule a time with you to take the necessary photographs. Payment is due when I take the photographs of your home.
Do I need to do anything to make my home ready for a Virtual Tour? Yes. Your home should be neat and clean just as if you were showing it to a Buyer. You should remove any clutter, especially from storage and garage areas. The lawn should be recently mowed and attend to any necessary landscaping. A sunny day with blue sky is preferred, since I will be digitally documenting both the interior and exterior of your home.
Does it mean you are my agent if I use the Virtual Tour Services on my For Sale By Owner Property? No. The Virtual Tour is simply a marketing service to help you notify potential buyers that your home is for sale. No licensed real estate agent can provide brokerage services to you without a separate agreement that specifies the terms of agency.
What is the benefit of a Virtual Tour? A Virtual Tour allows potential Buyers to see your home inside and out from the convenience of their own computer. This can save both you and the Buyer a great deal of time and wasted effort. Many times a Buyer will know in the first 10 seconds of entering a home that it is not the right one for them. If a prospective Buyer can see a Virtual Tour of the home they can determine if your home is truly a potential candidate for purchase. Buyers who have viewed the Virtual Tour of your home before scheduling an appointment are more likely to make an offer on your home.
Can I find out how many times the Virtual Tour of my home has been viewed? Yes. Simply send an email request and I will forward the statistics concerning your Virtual Tour by email.
How will Buyers know to contact me if I place an ad on your site? Your contact information will be prominently displayed on your ad and will include the address of your home.
Who is responsible for scheduling showings of my home? You are. Prospective Buyers will contact you at the number that you provide to schedule a time to see your home.
What if an agent calls and says they have someone interested in my home? Schedule a time for a showing just as you would for an Unrepresented Buyer. Real Estate Agents generally will work only with Buyers who have been prequalified for a mortgage. A Buyer who has a real estate agent is usually a better prospect, is more motivated, and has a specific timeline for purchasing a home. If the real estate agent helps the Buyer prepare an offer the agent will most likely negotiate a commission for the sale of your home. Generally, this commission will be less than what an agent would ask to list your home for sale.
If I use this service will my home be on the Multiple Listing Service (MLS)? No. Your home can only be placed on the MLS if you enter into a Listing Agreement with a real estate agent. How do I know that Buyers search your web sites looking for homes? My web sites are marketed in Real Estate Magazines and other printed mediums to enhance traffic to my site. But most importantly my web sites are high ranking in the major search engines across a wide range of keywords and search strings. I make the top 50 search strings that site visitors used to locate ChuckSellsSeymour.com available here.
Why do you only offer these services for Knox, Blount and Sevier Counties? Because these are my primary areas for selling real estate. My web site is tailored to attract Buyers searching for homes in these areas. Plus, these are the areas I've lived in all my life so I know them the best. I occasionally venture out to Grainger and Jefferson Counties in the course of my business, but need a compelling reason to do so.
Is this the only web site my Virtual Tour will be on? No. Your Virtual Tour will also be on SeymourHomeTour.com. This is another web site that I designed specifically for homes with Virtual Tours.
My home is not in Seymour. Will people still find the information for my home? Seymour is located on the westernmost part of Sevier County and encapsulates a small portion of the north east section of Blounty County. It is also adjacent to the southeastern section of Knox County. This Tri-County Area is very desirable to Buyers, and this site regularly receives visitors looking for homes in all three counties.
Can I do anything to increase the viewing of the Virtual Tour of my home? If you are running a classified ad in your local paper you could add the line: "Virtual Tour available at ChuckSellsSeymour.com" or "Virtual Tour available at SeymourHomeTour.com." Remember to include your homes address in the classified ad. This will make it easy to identify your home on the web sites, as your home address will be displayed on each site. Having a Virtual Tour available for your home will make it stand out from any other For Sale By Owner advertisements.
So Chuck, what do you really think about selling a home For Sale By Owner? Selling a home FSBO, also known as an Unrepresented Seller, is a good idea for a very small percentage of people. If you have regularly sold and bought properties and are familiar with real estate laws, practices, and pitfalls, selling a home yourself might be a good idea. Most people who are able to sell a home themselves already have a Buyer who they know personally such as a relative, neighbor or friend. Generally, Sellers who use the services of a real estate agent get substantially more for their home in a shorter period of time than if they are unrepresented. That said, if you still want to try to sell your home yourself I am willing to provide you with increased marketing for your home. And should you decide later that your home should be listed with a Real Estate Professional, I just happen to know someone who sells homes!
